Charlotte Harbor CRA Adopted Comprehensive Plan Changes

The following information provides the portions of the County’s Charlotte 2050 comprehensive plan that are relevant to the Charlotte Harbor Community Redevelopment Area (Charlotte Harbor CRA) that were adopted by the Board of County Commissioners on June 23, 2015.

The following updated maps were approved:

In Charlotte County, adding residential density to a property is not allowed unless that new density has been transferred from another location in the county. This program is called the Transfer of Density Units (TDU) program. The annotations included with Map #1A show what the allowable residential density on the property was at the time of the adoption of the land use change (June 23, 2015). The change will allow the property owner to use that increased residential density on the property, but only after the density has been transferred to the property in accordance with the TDU regulations. For example, if the Annotation states 15 units per acre, the property owner may be allowed to transfer up to 9 additional units to achieve the maximum density of 24 units per acre.

The Charlotte Harbor CRA Revitalization Plan was adopted by the Board on June 23, 2015 which establishes the CRA as a Revitalization Neighborhood as well as a Community Redevelopment Area.

Charlotte 2050 FLU Appendix IV: Revitalization Plan:

  • The first section, Objective 1.1 and subsequent policies, of this plan are applicable to all of the Charlotte Harbor CRA.
  • The second section, Objective 1.2 and subsequent policies, is applicable to the Riverwalk Sub-District.
  • The third section, Objective 1.3 and subsequent policies, is applicable to the Neighborhood Residential Sub-District.
