Any structure located within the Special Flood Hazard Area (Flood Zones) is required to follow certain criteria laid out by Federal guidelines and adopted as part of the Charlotte County Floodplain ordinance. Part of these regulations require that any structure that does not currently comply with existing floodplain regulations be made to come into compliance when the value of work done to that structure over the past five years exceeds 50% of the assessed value of the structure.
Therefore, there are times during a plans review, when we may require additional information to ensure that this aspect of the regulations is properly adhered to and compliance properly documented.
