Twelve-Inch Elevation Change (freeboard) for One- and Two-Family Homes

As of December 31, 2017, all permits for one and two family residential dwellings located in a flood hazard area must be built an additional twelve inches higher than current requirements. The twelve-inch freeboard requirement was adopted in the 6th Edition of the Florida Building Code- Residential 322.2.1 which states:

“Buildings and structures in flood hazard areas, including flood hazard areas designated as Coastal A Zones, shall have the lowest floors elevated to or above the base flood elevation plus 1 foot (305 mm), or the design flood elevation, whichever is higher.”
