The Charlotte County Community Development Department is warning the public about an ongoing email scam targeting individuals with fraudulent messages that appear to come from our department. These emails are part of a phishing scheme designed to steal sensitive personal information such as financial data.
Englewood Area Fire Control District Impact Fee Rate Increase Effective Jan. 1, 2025

The Charlotte County Community Development Department wishes to inform the public about the updated Fire Impact Fee rates announced by the Englewood Area Fire Control District. These changes, which took effect on Jan. 1, 2025, are necessary to fund critical capital improvements and expansions required to support the Fire District’s services in response to ongoing regional growth.
New FHA/HUD Financing Rules for Homes in Flood Zones

Starting January 1, 2025, new minimum property standards will go into effect for those purchasing new homes with Federal Housing Administration (FHA) loans located in Special Flood Hazard Areas (SFHAs). To qualify for FHA financing: the lowest floor must be at least two feet above the base flood elevation, also known as a “2-foot freeboard” requirement. These standards will also apply to U.S. Department of Housing and Urban Development’s (HUD) low-rent public housing programs, ensuring that federally financed homes are more resilient to flooding.
Scrub Jay Habitat Conservation Plan (HCP) Fees 2025

The Charlotte County Scrub Jay Habitat Conservation Plan (HCP) was implemented to address construction and development impacts to the Florida Scrub Jay (Aphelocoma coerulescens) and Eastern indigo snake (Drymarchon corais couperi) throughout the County. The plan runs over a 30‐year period, which began in 2015, and established a Reserve to serve as compensation for loss of occupied scrub jay habitat.
