Required Documents for Permits
Section 105.1 of the Florida Building Code requires a permit as follows: "Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any impact resistant coverings, electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the Building Official and obtain the required permit." View the required documents, forms, review stops, inspections and fees. "Over-the-counter" type permits are Residential Electrical, Mechanical, Plumbing, and Roof, which require minimal or no plans review.
Permits Expiration Changes Under HB 803
Effective July 1, 2026, Florida law changes how permit expiration dates are calculated.
In general, permits issued on or after July 1, 2026, will expire one year after issuance or on the effective date of the next edition of the Florida Building Code, whichever is later.
Because Florida Building Code updates occur on a statewide cycle, permits issued during certain periods may have expiration dates that extend beyond one year from issuance.

Important: Permit expriation dates may be extended by passing inspections in accordance with Florida Building Code and County procedures.
Note: The expiration dates shown above are based on the Florida Building Commission's curently anticipated Building Code update schedule. Future code adoption dates may change and could affect permit expiration calculations.
