At Time of Application
  • Pre-App Fee: $200
  • Building Flat Fee: $200 (if ICC Valuation less than $50,000)
At Time of Permit Issuance
  • Surcharge: 0.025 x Building Fee; minimum of $4
  • Address Assignment: $15
  • Zoning Review: $22
  • Building: 0.005 x ICC Valuation if more than or equal to $50,000 in valuation - less the Pre-Application Fee.
Before Final Inspection
  • Impact Fee: Based upon type of business. Call Zoning at 941.743.1964.

Note: Payments by check should be made payable to either "CCBCC" or Charlotte County Board of County Commissioners. Payments are also accepted by Mastercard or Visa credit or debit cards.

Licenses That Can Obtain This Permit Type

  • Owner - Builder: Not more than $75,000 in cost. Must not rent or sell the property within one (1) year of completion of the permit.
  • Certified Building: 3 stories or less

Department Reviews

  • Addressing: Verify that a property has an address and, if it does not, one is created (note: there is a fee of $15 to create a new address).
  • Building: A review of the proposed work to ensure that the structure will be in compliance with the applicable structural requirements of the Florida Building Code. This also includes wind loads and flood loads.
  • Electrical: Ensure that the proposed structure or component will comply with the electrical provisions of the National Electrical Code (NEC).
  • Fire (if applicable): Ensure that the proposed structure or component will comply with the National Fire Prevention Code (NFPA).
  • Health: Ensure that the approval for a septic system is received prior to issuance of the permit (Note: this is a State of Florida & not a county government department).
  • Landscape: Verify that the proposed work is in compliance with the approved landscape plan or to approve a proposed landscape plan (commercial only).
  • Mechanical: Ensure that the proposed structure or component will comply with the mechanical provisions of the Florida Building Code.
  • Plumbing: Ensure that the proposed structure or component will comply with the plumbing provisions of the Florida Building Code.
  • Right-of-Way: A review the proposed work for impacts to the county right-of-way (ROW) and/or easements and determine what, if any, inspections will be required.
  • Utilities: Ensure that the applicable regulations are followed in relation to connecting to water or sewer service provided by Charlotte County Utilities Department (CCUD).

  • Accessibility (900)
  • Building Final (925): Made after all work is complete. Electrical, mechanical, plumbing, driveway and tree final inspections may be made prior to the building final inspection.
  • Framing (200): Made after all construction is dried in and after all applicable rough electrical, plumbing, mechanical and gas inspections have been made. There should be no insulation installed prior to the inspection.
  • Electric Final (935): Made once power is connected to the building, all electrical work has been completed and all electrical trim is installed.
  • Electric Rough (300): Made after the installation of all electrical boxes and rough wiring.
  • Fire Final (937)
  • Framing (200): Made after all construction is dried in and after all applicable rough electrical, plumbing, mechanical and gas inspections have been made. There should be no insulation installed prior to the inspection.
  • Health Approval (140)
  • HVAC Final (945): Made after all connections and equipment are installed and complete.
  • HVAC Rough (400): Made after all rough ductwork is installed and after any required condensate lines and exhaust vents are installed.
  • Plumbing Final (975): Made after all plumbing work has been completed and all fixtures installed.
  • Plumbing Rough (700): Made after all rough piping is installed, including tubs, and the system is filled with water or pressure test is applied.
