Charlotte County Code Enforcement Special Magistrate

​​​​​​The Code Enforcement Special Magistrate (CESM) hears code enforcement cases presented by Charlotte County code officers. These cases address a wide range of violations, including high grass, outside storage or junk, abandoned vehicles, trailer parking, housing code violations, expired permits, failure to obtain required permits, and lack of final inspections.

The CESM is responsible for hearing and ruling on matters arising under the Charlotte County Zoning Code Section 3-9, the International Property Maintenance Code and Commentary, and the Florida Building Codes. Hearings conducted by the CESM are quasi-judicial in nature and are subject to the Florida Sunshine Law. All discussions and deliberations must occur during properly noticed public hearings that are open to the public.

Meeting Information

Hearings occur on the first Wednesday of every month at 9 a.m. in Room 119, 18500 Murdock Circle, County Administration Center, Port Charlotte. The hearings are broadcast live on CC-TV, Comcast channel 20 in most of the County and Channel 97 in South County. The meetings are re-aired later in the week.
