Commercial Foundation

To be used only when a new commercial or multi-family building permit has been applied for and the contractor is required to start work on the foundation before the issuance of the full building permit. The approval to start work is at the contractor's own risk should any elements of the design need changing after the review of the full building permit.

Required Forms & Documents

  • Application for Construction Permit (1 original signed)
  • Notice of Commencement (1 copy signed and recorded): Any improvement for which the direct contract price is greater than $5,000. Must be submitted prior to scheduling the first inspection.
  • Survey (2 copies/sets)
  • Site Plan (2 copies/sets)
  • Drawings/Plans/Engineering (3 copies/sets): Drawings including mechanical, electrical and plumbing specifications, if applicable in the ground and as part of the foundation. Must be wet seal if applying for a permit through our office. Digitally signed and sealed engineered plans for contractors using our online portal.
  • Subcontractor Worksheet (1 original or 1 copy): Submit if contractor is hiring a subcontractor to perform any electric or plumbing.
  • External Agency Approval: Other requirements will be specified during the site plan review process.
  • Affidavit - No Public Utility Structures On-Site (1 original signed)
  • Landscaping and Trees: Landscaping plans (4) and tree paperwork
  • Additional paperwork: Site plan approval may be required prior to application for building permit. Additional stormwater permit may be required.

At Time of Application
  • Building Flat Fee: $200
  • Surcharge: $5
At Time of Issuance
  • Zoning Review: $65

Note: Payments by check should be made payable to either "CCBCC" or Charlotte County Board of County Commissioners. Payments are also accepted by Mastercard or Visa credit or debit cards.

Department Reviews

  • Right-of-Way: A review the proposed work for impacts to the county right-of-way (ROW) and/or easements and determine what, if any, inspections will be required.
  • Zoning: A review the proposed work for compliance with the land development regulations. This includes zoning, setbacks and any other regulations pertaining to the location and type of structure.
