Types Of Site Plan Reviews

The following is a list of the different types of site plan reviews:

​Review ​Description
​Preliminary Site Plan Review​ ​An applicant can apply for this when they wish to gain a general approval of the plan along with information on what conditions may apply to the design.
​Final Site Plan Review ​Final approval indicates and acceptance of the site plan by the Site Plan review process and the Board of County Commissioners and authorizes the issuance of a building permit upon the applicant complying with any of the conditions associated with the final approval.
​Site Plan Modification ​Any proposed amendment, deviation or change to an approved final site plan must be reviewed by the Zoning Official to determine whether the proposed change constitutes a major or minor modification. Examples of major modifications are: Additions or deletions, Changes in uses, Changes in Density, Changes in location of structures, Any other changes that the Zoning Official determines to be major when they substantially deviate from the approved site plan.
​Planned Development Concept ​Proof of concept for a proposed Planned Development.
​Planned Development Preliminary Design ​An applicant can apply for this when they wish to gain a general approval of the plan along with information in what conditions may apply to the planned development.
​Planned Development Final Detail Plan ​Final approval indicates and acceptance of the Planned Development by the Site Plan review process and the Board of County Commissioners and authorizes the issuance of a building permit upon the applicant complying with any of the conditions associated with the final approval.
