Building Construction

Building Construction Services is a division within the Community Development Department. It is responsible for overseeing a range of services, including plan reviews, building permits, inspections, compliance with the Florida Building Code, and enforcement of contractor licensing regulations for the building trades.

The division provides contractors will full Online Services for all permits.

The Permitting Section manages the intake and processing of permit applications. Staff are available to answer general questions about permit requirements and guide customers to the appropriate division or section as needed. As the first step in the permitting process, this section ensures that applications are complete and include all required documentation. Once submitted, applications are either approved for permit issuance or forwarded to Plans Review for further evaluation. Contractors working in Charlotte County must hold the appropriate licenses. Online Services Permit Information Forms & Documents

The Plans Review Section evaluates plans submitted with permit applications to ensure compliance with the Florida Building Code, as well as local ordinances such as zoning, drainage, and floodplain management regulations. The Florida Building Code, developed by the Florida Building Commission, sets the statewide standards for all construction and must be adhered to for any building activity within Florida. Other departments, including Public Works and Utilities, may also participate in the review process. Once all reviews are complete and the plans are approved, they are returned to the Permitting Section for final processing and issuance of the permit.

Once a permit is issued, inspections can be scheduled throughout each phase of construction. Inspections may be requested through our automated system, via text using SelectText, or online.

After all required inspections are completed and approved, the Permitting Section finalizes the process and issues a Certificate of Occupancy or Certificate of Completion, as appropriate.
