Private Providers for Plan Review or Inspections

Under Florida Statute 553.791, a fee owner may use a Private Provider for plan review and/or required building inspections in Charlotte County.

If you elect to use a Private Provider for plan review, Charlotte County requires that all inspections must also be performed by a Private Provider.

Charlotte County requires all private provider firms to complete a one-time registration. There is no fee associated with the registration. During this process, proper licensure and insurance are verified and documented. 

To register, email the following documents to Inspections@CharlotteCountyFL.gov:

  • Copies of professional licenses (regulated under Florida Statutes 481, 471, and 468) for each duly authorized representative
  • Certificates of insurance
When using a Private Provider, the following documents must be included with the permit application:

All Private Provider inspection results must be submitted to Inspections@CharlotteCountyFL.gov.

Upon completion of all required inspections, the Private Provider must submit a Certificate of Compliance to the local building official. This document must:
  • Summarize the inspections performed
  • Include a signed statement under oath that the inspected construction complies with approved plans and applicable codes
    • This statement must be signed by the Private Provider with the following verbiage: “To the best of my knowledge and belief, the building components and site improvement outlined herein and inspected under my authority have been completed in conformance with the approved plans and the applicable codes.”
